Build Manager was appointed by IFI Group Ltd to deliver anew 4,000 sq/ft purpose-built office in Saxilby, Lincolnshire. The project marked a major milestone for Build Manager, our first commercial contract, secured at the end of our first year in business.
The new facility provides a high-quality, modern workspace to support IFI Group’s continued growth and reflects their reputation as specialists in fire safety and risk management.

The Challenge
IFI Group approached Build Manager after experiencing delays and cost-uncertainty in getting their new office build off the ground. The project required rapid mobilisation, design finalisation, and efficient coordination to meet the client’s tight timescales.
The quality of works was also critical. The new facility needed to be constructed to an exemplary standard, enabling IFI Group to use it as a showcase for technically correct fire protection standards. The space would become a live training environment for delivering accredited inspection courses across multiple fire safety disciplines.
Our Approach
From day one, Build Manager focused on proactive management and transparent communication. Within the first few months, the team had:
Collaboration played a key role in this project’s success. We worked closely with LK2 Architects, William Saunders Engineers, and Key supply-chain partners to maintain efficiency and quality at every stage.
Project Delivery
Over the 26-week contract, the build progressed at pace while maintaining a high standard of finish. Internal trades including M&E, plastering, and joinery were carefully coordinated to keep momentum strong and ensure seamless delivery.
Particular attention was given to the fire protection detailing and installation quality, ensuring that the building could support IFI Group’s specialist training operations. The completed facility provides an environment suitable for delivering fire stopping inspection, steel fire protection inspection, fire-rated ductwork and dampers inspection, and fire-rated doorset inspection courses, ranging from NVQ Level 2 through to NVQ Level 5. These courses are accredited by the Institute of Fire Engineers (IFE) and the Institute of Fire Safety Managers (IFSM).

The finished building features striking client signage, soft landscaping, and a clean, modern exterior that perfectly represents IFI Group’s professional image.

The IFI Group office was completed on time and on budget, exceeding client expectations. IFI Group praised Build Manager for their reactiveness, professionalism, communication, and efficiency on site.
