Why choose Build Manager as your construction partner in Lincoln?

We collectively have over 50 years' experience working in senior professional roles for large regional main contractors across Lincolnshire. Previous roles include setting-out engineering, site management, contracts management, estimating, quantity surveying, framework and bid management, and pre-construction management. We bring the expertise of a large main contractor to projects across Lincoln and Lincolnshire — without the cost premium.

When should I contact Build Manager about my construction project?

The earlier the better. We provide maximum value when involved from the initial concept stage, helping assess project viability, secure financing, and optimise designs before significant costs are incurred. However, we can also join construction projects across Lincolnshire at any stage — including after planning permission has been granted or when you're ready to begin construction.

What areas of Lincolnshire do you cover?

We primarily operate throughout Lincolnshire and surrounding counties, including Nottinghamshire. Our established network of reliable sub-contractors and suppliers across the Lincoln area allows us to maintain efficient project delivery and close site supervision. For some projects and/or repeat clients, we can consider locations further afield.

Do you offer planning and design support in Lincolnshire?

Yes, we have established relationships with experienced architects, planning consultants, and other design professionals across Lincolnshire. We can either work with your existing design team or help assemble and coordinate the right professionals for your project. Our understanding of construction costs and build ability allows us to guide the design process to optimise both quality and cost-effectiveness.

Can you help secure development finance for projects in Lincolnshire?

Yes, we have established relationships with various development finance providers who specialise in different types of lending. We can produce cost reports in the correct format for lender requirements and can connect you with suitable finance partners early in the process. This early engagement helps shape your scheme to meet lender requirements and secure a Decision in Principle (DIP).

What level of involvement would I need to have in my development project?

While you retain ultimate control as the client, our comprehensive pre-construction and construction service means you can be as hands-on or hands-off as you prefer. We handle everything from tender management and quantity surveying to sub-contractor coordination and health & safety compliance across all our projects in Lincoln and Lincolnshire. You'll receive regular updates and only need to make key decisions at strategic points.

Have we worked together before?

Possibly. We have worked at several small to large main contractors in Lincolnshire, including, Clark Construction, Havercroft Construction, and Gelder Group. Most recently we worked together as senior managers at Lindum Group — one of Lincolnshire's largest main contractors. Ben was the Managing Estimator and Matt the Group Framework Manager.

Are you a self-build specialist?

We were initially. Inspired by our own personal self-build projects, we set out on a mission to help and support self-builders across Lincolnshire. While that's still something we're passionate about, we've broadened our offer to include construction services in the commercial sector.
