Commercial control from order to final account

Good commercial control is a monthly rhythm rather than a rescue job. Orders placed on the right scope, valuations submitted on time, change priced while the detail is still fresh, notices issued correctly and cost reconciled against value every period. Done consistently, the final account becomes a formality and the margin you priced is close to the margin you finish with.

Main contractor experience on your side of the table

Our team was founded by former senior managers from one of Lincolnshire's largest main contractors, so we have sat on both sides of the valuation. We know what a contractor will accept, what a client will challenge, and which arguments are worth having in the first place.

Need a QS on your project?

Whether you want a surveyor across a single project, cover for a period, or someone to take a difficult final account off your hands, we would be glad to talk it through. Tell us where the job is up to and we will give you an honest view of what we can do with it.

Common questions about quantity surveying

Not sure whether you need a QS full time, for one project, or just for a difficult account? Here are the questions contractors and clients ask us most across Lincoln and Lincolnshire.
What does your quantity surveying service cover?

Sub-contract orders, monthly valuations and applications, pricing and agreeing variations, remeasures, sub-contract payments, cost and value reconciliation and final accounts. In short, the commercial machinery of the construction phase, run properly, without you carrying a full time QS on the payroll.

We are a contractor without a full time QS. Can you cover that?

Yes, and it is one of the most common reasons people call us. Plenty of good contractors turn over serious money with a director doing the surveying in the evenings. That works right up until the month you are running three jobs at once. We provide the QS function on a project or retained basis, scaled to what you actually need.

Can you pick up a project that has already started?

We can. The earlier commercial controls go on the better, but mid-project is very workable. We start by reviewing the contract, the orders placed, what has been valued and what change has happened without being priced. That first review usually finds money nobody had accounted for, in both directions.

How do you handle variations?

By capturing them as they happen. Change agreed verbally on site and priced eight months later is the single biggest cause of a difficult final account. We price change against the contract mechanism, agree it while the evidence is fresh, and keep a running record so the account closes cleanly.

What about payment notices and the Construction Act?

We issue notices and certificates on time and in the correct form, which protects your position and keeps you compliant. Payment terms and notice requirements vary by contract, so we work from your actual contract rather than a general rule, and we would always suggest taking proper advice on anything contentious.
