Most development schemes stall in the gaps between people rather than inside anybody's scope. The architect is waiting on a survey, the engineer needs a decision nobody has made, the lender wants a cost report in a format nobody has prepared. Each party is doing their job properly and the project still sits still for a month. Which partners will my project actually need?

It depends on the scheme, but a typical development involves a planning consultant, an architect, a structural engineer and a range of surveyors, with specialists such as ecology, drainage, highways, heritage or contamination brought in where the site demands it. Finance partners come in alongside. We work out what your project genuinely requires rather than appointing everyone as a matter of routine.

Do you charge a fee on top of the consultants?

Our fee is for the co-ordination work, which is a distinct job from the consultancy itself. What it buys is a team appointed on the right scopes, information moving in the right order and problems dealt with early. On most schemes that pays for itself in avoided delay alone, which is generally where development costs really escalate.

Can you work with consultants we have already appointed?

Yes, and often we do. We are not trying to replace anybody. Where a team is already in place we pick up the co-ordination, work out where the information is stuck and get everyone pulling in the same direction with a clear programme.

What order should things happen in?

Broadly: understand the site, establish viability, appoint the design team, deal with planning, then develop the technical information for construction. In practice they overlap, and the risk is committing to fees on one strand before an earlier one has told you whether the scheme works. We sequence the appointments so money is spent in the right order.

Do you help with development finance too?

We have relationships with development finance providers and can introduce you to lenders suited to the scheme. Practically, our contribution is preparing the cost information in the format lenders and monitoring surveyors expect, which is where applications most often get held up.
