We use that early window properly: co-ordinating the design, testing buildability, arranging the surveys that matter and pricing the risks that are real, so what arrives on site is a project that can actually be built to the programme and the budget agreed.

What does pre-construction management actually involve?

Co-ordinating the design team, arranging and managing the surveys, appointing the right consultants, reviewing buildability, planning procurement and running structured risk and opportunity reviews. In practice it means someone is responsible for making sure the information, the design and the numbers all line up before work starts, rather than three separate parties assuming somebody else has it covered.

When should we bring you in?

As soon as there is a scheme worth testing. The earlier we are involved, the more influence there is over cost, because most of a project's cost is committed long before anyone is on site. We are frequently brought in at concept or feasibility stage, and we can also pick up a project mid-design where things have stalled or the information is not coming together.

Do we still need an architect and engineers?

Yes, and we will help you appoint the right ones. We are not the design team. We manage the design team, hold them to a programme, check that the drawings work together and make sure what they produce can be built at the price you have been given.

What is a risk and opportunity review?

A structured session, and a written output, that goes through everything with the potential to move the cost or the programme. Ground conditions, existing services, access constraints, planning conditions, long lead items, phasing. The significant items get an allowance attached rather than a note saying "to be confirmed", which is where most budget overruns are quietly born.

Can you carry on into the construction phase?

We can. Some clients use us purely to get a project ready to go out to tender, others keep us on through delivery as contracts manager, and some engage us as main contractor for the build itself. Whichever route suits, the work done at pre-construction stage carries straight through rather than being handed over cold.
