Construction estimating services in Lincolnshire

We price work the way a main contractor prices it, because that is what we are. Take-offs, bills of quantities, fixed price tenders and overflow support for contractors, developers and commercial clients across Lincolnshire and the East Midlands. Every price we produce is one we would be prepared to build to ourselves.

We price it before you commit to it

Every estimate starts with the documents, not a rate book. We read the drawings, specification and preliminaries properly, measure the quantities against a stated methodology, then send enquiries to our established Lincolnshire supply chain with a defined scope attached. What comes back is comparable, competitive and covers the job in front of it.

Priced by people who build

Our team was founded by former senior managers from one of Lincolnshire's largest main contractors, so we price with a site team in mind rather than a spreadsheet. Preliminaries built from the programme, risk allowances that match the job, assumptions and exclusions written down. If you win it, the estimate hands over cleanly to whoever has to deliver it.

Got a tender to price?

Whether you need a scheme priced from scratch, a package measured, or an extra pair of hands on a submission that is already underway, we would be glad to talk it through. Send us what you have and we will tell you honestly what we can do with it and by when.

Common questions about construction estimating

Not sure whether you need a full priced tender, a package measured, or just an extra pair of hands before the return date? Here are the questions contractors and developers ask us most across Lincoln and Lincolnshire.
What does your estimating service cover?

Take-offs and measurement, viability and budget pricing, fully priced fixed price tenders, bills of quantities, tender reviews before issue and adjudication reviews after the result. We also work alongside your existing estimators when the pipeline is heavier than the desk can handle. Because we operate as a main contractor as well as a consultancy, every price we produce is one we would be prepared to build to ourselves.

Can you price a tender we are already working on?

Yes. Overflow support is one of the most common reasons contractors call us. Estimating departments are sized for an average week, and there is no such thing as an average week. When three tenders land on the same return date the usual options are to no bid something or to price everything thinner than you would like. We take a package, or the whole submission, and work to your templates rather than forcing ours on you.

How early can you get involved?

As early as a sketch and a site. A viability or budget price tells you whether a scheme stands up before anybody spends real money on it, and it is far cheaper to find that out at concept stage than after design fees are committed. From there the numbers develop into a cost plan and then into a full priced tender as the design firms up.

Do you produce bills of quantities?

We do. Full bills for tender issue, schedules of quantities to price against, or a single high risk package measured on its own. Everything is measured against a stated methodology with a clear trail from drawing to measurement, so your supply chain is pricing the same scope and the returns you get back are genuinely comparable.

Why use a main contractor rather than a consultant?

Because we deliver the work as well as price it. Our team was founded by former senior managers from one of Lincolnshire's largest main contractors, so estimates are written to be handed over to a site team rather than just to win a job. Preliminaries are built from the programme rather than dropped in as a percentage, and the assumptions, exclusions and qualifications are set out clearly.
